Job Description
Complexity and Scope of the Position
Reports to the Environmental Services Manager and performs the semi-skilled maintenance duties related to electrical, heating, mechanical and plumbing systems and building equipment. Performs a variety of duties related to the general maintenance of the Long Term Care residence and may assist with construction projects. Assists in maintaining a safe and secure environment for residents, visitors and other staff members. All duties are performed in the best interest of the residents and their families and in accordance with Chartwell's vision, mission and values statements.
Key Activities
Resident Relations:
- Responds to resident or family member concerns and ensures appropriate action is taken within decision-making authority and/or brings to the attention of the Environmental Services Manager.

Marketing & Occupancy:
- Effectively communicates and interacts with residents, family members, visitors and volunteers in a courteous and professional manner.
Regulatory Compliance:
- Conducts all duties in accordance with Chartwell policies and procedures, as well as, government regulations, laws and policies.
- Ensures that on-site work areas are clean and safe and ensures walkways are kept free of snow, ice and debris.
- Completes all routine fire and other preventative maintenance inspections on a scheduled basis and ensures appropriate record keeping.
- Understands and follows all health and safety policies and procedures. Works safely to reduce the risk of injury to self and other staff members and residents. Promptly reports all actual or potentially hazardous situations.
- Maintains confidentiality of residents' personal information.
Operational & Administrative Systems:
- Responsible for the immediate repair of defective equipment affecting resident care (e.g. beds, chairs, etc.) If unable to repair, reports problem o the Environmental Services Manager.
- Regulates and repairs taps, toilets, etc. Unstops taps and drains depending upon complexity of operations.
- Responsible for conducting routine inspections of lighting. Repairs light fixtures and outlets, replaces bulbs, connects light fixtures to outlets, and replaces ballasts.
- May be required to test electrical circuits, equipment and appliances using pre-set instruments.
- Assists in the repair and/or maintenance of electrical and mechanical equipment (e.g. pressure vessels, pumps, fans, electrical motors, steam boilers, etc.)
- May be required to perform minor carpentry projects.
- Completes assignments according to priority and documents services provided. Completes assigned minor duties on planned preventative maintenance program and documents service provided.
- Receives supplies and stores in designated areas.

Qualifications:
Experience:
- One to two years experience in a related capacity
- A working knowledge of WHMIS
Education:
- Grade 12 diploma with some related supplemental training is required
Skills & Abilities:
- Must be physically and mentally alert.
- Must be able to work with a minimum of supervision
Special Requirements:
- Occasional requirement to work in a dusty and/or cramped environment.
- Work is active and involves constant standing, walking, effort, twisting, bending, lifting, and carrying.
- Must be prepared to respond to emergency situations.
