Overview:

The Senior Land Development Planner will lead and oversee the planning, coordination, and execution of complex land development projects from initial site acquisition to project completion. This senior role is focused on ensuring projects meet environmental, regulatory, and zoning requirements while aligning with the strategic goals of the organization. The Senior Planner will manage a diverse portfolio of projects, and provide expertise in navigating the entitlement process, stakeholder negotiations, and resource management.

Key Responsibilities:

  • Lead the planning and execution of large-scale, complex land development projects, ensuring timely and cost-effective delivery while adhering to zoning, environmental, and regulatory requirements.
  • Conduct comprehensive assessments of potential development sites, including zoning analysis, environmental constraints, to determine project feasibility and strategy.
  • Develop high-level master plans for diverse projects such as residential subdivisions, commercial centers, mixed-use developments, and industrial parks, incorporating sustainable development practices and innovative design principles.
  • Navigate the entitlement process by preparing and submitting complex applications, technical reports, and presentations for rezoning, variances, conditional use permits, and other necessary regulatory approvals.
  • Lead collaboration efforts with internal teams, clients, developers, architects, engineers, government agencies, and community stakeholders to ensure successful project outcomes and to resolve any project-related issues.
  • Oversee project budgets, schedules, and resources to ensure successful project delivery, actively managing risks, constraints, and changes throughout the development process.
  • Utilize GIS software, AutoCAD, and other relevant planning tools to create detailed site plans, analyze data, and generate development strategies.
  • Lead environmental site assessments and develop mitigation strategies to minimize the impact on sensitive environments, including wetland and floodplain determinations.
  • Act as the primary liaison in negotiations with government agencies, community groups, and stakeholders, ensuring clear communication of project goals and resolutions to concerns.
  • Deliver impactful presentations to a variety of audiences, including municipal boards and community stakeholders.
  • Identify and secure funding opportunities, including preparing high-quality grant proposals, budgets, and supporting documents that meet funding criteria and project needs.
  • Stay current on land development trends, sustainable practices, and new technologies, integrating these into ongoing and future projects to maintain the organization's competitive edge.
  • Adhere to all company policies and procedures.
  • Perform any other duties that may be superficially or generally assigned.

Education

Bachelor Degree

Experience Required

Qualifications:

  • Qualifications: Bachelor's or Master’s degree in Urban Planning, Landscape Architecture, Environmental Studies, or a related field.
  • A minimum of 6-10 years of experience in land development planning, with proven success in managing large and complex projects.
  • In-depth knowledge of land use regulations, zoning ordinances, and the development review process.
  • Strong project management experience, including budgeting, scheduling, and resource allocation for large-scale development projects.
  • Proven ability to effectively manage multiple projects simultaneously.
  • Exceptional written and verbal communication skills, including the ability to present complex information clearly to diverse audiences and negotiate with government and community stakeholders.
  • Strong analytical thinking and problem-solving capabilities, with a track record of overcoming development challenges and mitigating risks.
  • Demonstrated ability to work effectively in cross-functional teams, fostering strong relationships with internal and external stakeholders to drive project success.
