Our new construction development division specializes in industrial, commercial, and residential projects. We are seeking an experienced project manager for new building construction. The candidate will provide overall construction management from initial design to SPA, permit construction occupancy. They will ensure that the project is as per as per the design, budget, quality, and schedule in conjunction with owners, consultants, and subcontractors.

YOUR DAY TO DAY:

  • Review and coordinate drawings before and throughout the project process to ensure that drawings are complete and represent a quality and economically feasible build.
  • Create scope of work documents for trade proposals.
  • Assist with selecting trade contractors and reviewing bids for the project.
  • Preparation of a detailed project budget, with updates throughout the project.
  • Preparation of a detailed project schedule.
  • Provide ongoing updates to the project schedule throughout the project.
  • Monitor project schedule and identify areas of concern and address those concerns with the project superintendent and/or trade contractors.
  • Coordinate the location and setup of major project equipment (IE tower cranes, hoists, pumps) and project events (large pours/equipment setups/deliveries etc).
  • Review monthly contractor invoicing for accuracy and approve invoices.
  • Attend the site regularly to review progress and insurance of quality control.
  • Attend monthly consultant site meetings for ongoing site coordination.
  • Communicate directly with consultants throughout the project for change orders/directives, site instructions, requests for information etc.
  • Communicate directly with trade contractors for the same above purposes.
  • Ensure on-time distribution of documents to all project parties, including change orders, SI’s and drawings.
  • Coordination and review of project shop drawings for all trades.
  • Collect and distribute all building occupancy documents to the appropriate parties, including cities, architects, and consultants.

 


 

Education

Post Secondary Degree

Experience Required

WHAT WE ARE LOOKING FOR:

An effective Project Manager must have:

  • Post-secondary education or training in Engineering, Construction related degree/diploma and/or apprenticeship in related trades an asset.
  • Min. 5 years of construction exp an asset.
  • In-depth knowledge of the construction industry, specifically construction specifications, building materials, methods, and procedures an asset.
  • Working knowledge of MS Office software, including Excel, Word, and Project.
  • Ability to lead and assess trade performance on the job.
  • Ability to apply basic engineering principles to construction challenges.
  • Ability to schedule, monitor and forecast resources for optimum efficiency.
  • Ability to manage others and many facets of the construction project and assume overall responsibility.
  • Ability to manage project budgets and create and schedule a project.
  • Knowledge of and experience with accounting principles and processes.
  • Knowledge of cost and change management.
  • Knowledge of construction law and building codes.
  • Ability to create and manage document control processes for a project.
  • Ability to write and administer simple subcontracts and purchase orders.
  • Strong planning, organizational, and time management skills.
  • Ability to collaborate with consultants and engineers on projects.
  • Effective verbal, written and interpersonal communication skills.
  • Demonstrates strong problem-solving and decision-making skills.
  • Demonstrates flexibility and ability to work in a fast-paced environment.
  • The ability to be a self-starter with the ability to work independently under minimal supervision.
  • Ability to work in the office this is not a remote position.
  • Ability to multitask and manage priorities under pressure with careful attention to detail.
